Job Summary:
Under the direct supervision of the Community Manager, the Leasing and Marketing Specialist is responsible for implementing and overseeing all property level marketing, advertising, special promotions, and maintaining all aspects of community relations/corporate partnerships, and Preferred Employer outreach. The Leasing and Marketing Specialist will work directly with the Community Manager, Regional Manager, and liaison with the Marketing Director to set goals, expectations, monitor social media and reputation management channels to increase interest and leasing at their community.
Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.
Essential Job Duties and Responsibilities:

Leasing Management:
Create a positive, welcoming, supportive environment for residents, visitors and community associates while achieving occupancy goals of the property through managing various initiatives, campaigns, programs and events
Utilize maintenance software program to enter in and track service requests
Assist in attracting, screening, and selecting prospective residents in accordance with federal and state governing program laws and regulations, utilizing the Resident Selection Criteria
Prepare market surveys and traffic reports
Perform lease renewal process
Determine the needs of prospective residents
Prepare lease packages
Collect late rents and other monies due to the property
Conduct move-in and move-out process
Answer the telephone and greet prospective and current residents in a pleasant and friendly manner. Respond timely to incoming calls from the corporate office or those related to the operation of the property
Contact all guests by phone and/or email within 24 hours or less of their initial visit
Send Thank You cards to guests
Marketing Planning:
Aid in the execution of the annual marketing plan and assist in branding the overall property through cutting-edge marketing campaigns and promotional events
Responsible for local outreach marketing efforts including creating cost-effective advertising strategies, resident referral programs, preferred employer programs, and other initiatives that generate qualified traffic to assist in achieving or exceeding the assigned propertys leasing goals
Maintain and evaluate inventory materials needed for property marketing including: brochures, flyers, signs, flags, balloons, etc. Ensure all are fresh, appealing, and seasonally appropriate. Make suggestions for changes as necessary
Provide weekly and monthly reporting/analysis of marketing results, efforts, sources and their effectiveness to make recommendations to Community Manager and Regional Manager
Knowledge, Skills and Abilities (KSAs):
Work flexible schedule, including evenings and weekends
Display professionalism in both work ethic and appearance
Travel for the purpose of conducting property business. Must have a government issued state ID, or valid driver’s license if required by Management based on location/property or business needs
Excellent customer service skills
Demonstrate strong written and oral communication skills
Proficient in Microsoft Office Suite and social websites (Tech Savvy)
Clearly communicate verbally, in writing and read in English
Provide a welcoming office environment for potential residents
Education and Experience:
High School Diploma or Equivalent
Marketing experience preferred
Proficiency in One Site preferred
Minimum of one-year property management experience preferred
Experience in affordable housing, Tax Credit, HUD and/or Rural Development preferred
Physical Demands:
Must be able to access all areas of the property's grounds and structures, including multilevel structures, with or without the aid of an elevator
Work with a computer for a minimum of 7 hours daily either standing or sitting
Open the model apartment for tours and complete daily inspections of the tour route and model for appropriate curb appeal
Effectively communicate with applicants, residents, vendors and supervisors in e-mail, by phone, or in person regarding day-to-day operations of the property.
