GENERAL PURPOSE:
The CMMS Maintenance Planner will work with the Maintenance/Facilities team to maintain Ross Distribution Center assets properly. This role is responsible for maintaining accurate spare parts inventory, ensuring associate labor is scheduled optimally, and keeping accurate records within the Maintenance Department Computer Maintenance Management System (CMMS). In addition, the role provides customer service to operations and vendor teams and supports the maintenance management team with meeting compliance guidelines.

The base pay range for this role is $23.08 – $31.73. The base pay range is dependent on factors including, but not limited to, experience, skills, qualifications, relevant education, certifications, seniority, and location. The range listed is just one component of the total compensation package for employees. Other rewards vary by position and location.

ESSENTIAL FUNCTIONS:
•    Coordinate, plan, schedule, and verify status of preventative and corrective maintenance work within the CMMS (Dematic Sprocket) for the Facilities Maintenance Associates and in coordination with Maintenance Supervisor/Manager.
•    Assist with building efficient work packages (kitting) for planned repairs and/or projects. Responsible for parts handoff to Technicians in designated areas. 
•    Aligns with Maintenance Supervisions and Management on the prioritization of critical work. Assist in the prioritization of critical work and building efficient work packages (team member project plans and kitting)
•    Creates Purchase Orders (POs) with vendors to procure necessary spare parts/services. Ensures accurate Purchase Order records are maintained in the CMMS.
•    Validates and resolves issues with vendor invoices and processes invoices through Finance to get goods and services paid for in Ross’ financial payment systems
•    Follows up with Vendors and Contractors on procured parts and contracted services. Coordinates emergency repairs with external vendors
•    Manage MRO spare parts inventory, including ordering, receiving, issuing and inventory management responsibilities
•    Manage critical spare parts by organizing and maintaining the cleanliness of physical storage area(s), managing critical inventory levels, regularly cycle counting inventory levels and ensuring MRO parts availability. Recommending and implementing improved storage and organization solutions for spare parts and supplies. 
•    Manage CMMS Data, ensuring appropriate parts and purchasing data is entered accurately and efficiently into the CMMS system when modifications are made
•    Track warranty parts through work orders. Source and procure alternative parts vendors
•    Conduct regular, Locations, PMs, and Job Plans within the Sprocket database in coordination with CMMS Administrator
•    Assist in assuring data integrity in the maintenance management system (Sprocket) by managing the asset setup, parts, and job plans based upon input from Facilities leaders and technicians. 
•    Support Facilities Operations by creating, analyzing, and publishing reports for Maintenance Leadership and as directed within the maintenance management system
•    Maintains PIT asset communications, inventory, and processes connected via the iWarehouse system for a facility.

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:
•    2 years of experience required in Maintenance planning, scheduling and CMMS spare parts inventory management
•    Strong knowledge of Microsoft Office tools required
•    Broad-based understanding of CMMS, problem-solving, and organizational skills.
•    Capable of independent decision-making, and be able to function with no supervision.
•    Excellent interpersonal, written, and verbal communication skills with strong leadership, project management, team building, and presentation skills required
•    Flexible and able to multi-task between many functions and roles on a daily basis
•    Analytical and problem solving skills - ability to research, identify emerging problems and exceptions, and resolve issues before they become major problems
•    Ability to operate effectively independently with minimal guidance and supervision
•    Ability to manage key relationships with building stakeholders and external contacts, with demonstrated ability to drive desired results in tense or confrontational situations
•    Vendor management abilities, with clear and effective oral and written communication skills
•    Expert competence with standard office software tools and familiarity with mainstream financial and accounting software
•    Previous experience working with material handling equipment and its associated parts

PHYSICAL REQUIREMENTS/ADA:
Job requires ability to work in a warehouse environment, on a concrete floor all day.  
Requires continuous, standing, walking, hearing, pushing, and pulling.
Consistent timeliness and regular attendance.  
Vision requirements: Ability to see information in print and/or electronically.
Frequently reaching, bending, stooping, talking, hearing (audio equipment), handling objects with hands and possible lifting up to 50 lbs.
This role requires full-time in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback.
