About this role

The Property Maintenance Technician is a multi-trade role responsible for completing day-to-day repairs and preventive maintenance tasks across company-owned warehouses, showrooms, and office spaces. The technician will be based at the Liverpool, NY campus with access to tools/equipment and will service to sites between Buffalo, Rochester, Syracuse, and Watertown as needed - based on scheduling from Property Management Team.

 

This position blends general maintenance skills, light trades capability, and optional specialized certifications (Mechanical, Electrical, MHE, Roofing, Plumbing, etc.). The ideal candidate is versatile, safety-minded, and able to work independently with high-quality workmanship. Must have a valid NYS driver's license, a clean driving record,  and reliable transportation.

 

Qualifications

  • High school diploma or GED (vocational or trade credentials preferred).
  • Minimum experience in building or property maintenance (5 years’ experience minimum).
  • Familiarity with general construction practices. Basic knowledge of HVAC, electrical, plumbing, and general mechanical systems a plus.
  • Physical ability to lift 50–80+ lbs, climb ladders, bend, kneel, etc.
  • Valid / clean driver’s license and reliable transportation.
  • Strong communication, problem-solving, and time-management skills.

Preferred Skills / Certifications

  • OSHA 10-Hour General Industry
  • Forklift Certification (sit-down, stand-up, reach truck)
  • MEWP Certification (scissor lift, boom lift)
  • Basic First Aid / CPR / AED Training
  • Lockout/Tagout (LOTO)
  • Ladder Safety 

Responsibilities:

  • General Maintenance & Interior Repairs
    • Light electrical work / trouble shooting (outlets, switches, hand dryers, lighting diagnostics). Light plumbing work (trap replacements, clogged drains, small leaks). Ceiling tile and grid replacement. Carpet tile installation & floor repairs. Door repairs, lock and hardware replacement. Drywall and paint touch-ups
  • Exterior & Site Work
    • Power washing & graffiti removal, minor concrete / asphalt repairs / patching. Minor landscaping / cleanup. Minor lot striping & stenciling. Minor curb repair (epoxy, forms, patching). Lot and property signage installation. Some fence repairs, some / minor roof/siding patching and minor leak mitigation
  • Inspections & Reporting
    • Meter inspections (electric, water, gas). Site / safety inspections, ensuring property compliance with codes. Audits / Photo documentation using CMMS / Software
  • Vendor support / point of contact
    • Meeting vendors onsite for access and support
  • BSR
    • Respond to work order requests, enter updates into maintenance or CMMS systems, and document job completion.
  • Inventory / Tools
    • Maintain inventory of tools, parts, and supplies, reorder requests as necessary.
  • Emergency
    • Respond promptly to emergency maintenance issues — including afterhours or on-call schedules.
  • Safety
    • Follow OSHA and other safety regulations during all maintenance work.

  • PPE
  • Hand/Power Tools (drill, impact, saw, angle grinder, oscillating tool, etc)
  • Electrical testing tools (multimeter, non-contact tester, impact, sockets, wrenches, etc)
  • Plumbing tools (drain snake, pipe wrench, PEX tools, etc)
  • HVAC tools (Detection / temp heat / cooling)
  • Drywall and painting tools
  • Site/Exterior Tools – (Concrete / asphalt patching, minor landscaping tools)
  • Pressure washer
  • Roof patch, tools
  • Hand Cart / Straps / etc
  • Utility Trailer Experience
