Job Description

What does this role entail? The Regional Maintenance Manager oversees all on-site maintenance operations and facilitates the bid process, scope, and project completion for major work occurring on properties throughout the portfolio. Recruits, trains, and mentors service team members. Serves as a liaison with project management reporting on inspections, subcontracting, progress, and delays. Proactively identifies and works to resolve any site issues that may impede the property’s performance. Provides technical knowledge and input to assist on-site maintenance associates and subcontractors.

Essential Roles You Will Play:

Oversee maintenance operations and staffing throughout the RangeWater portfolio.

Regularly visit and inspect sites in person to ensure compliance with RangeWater standards, policies, and procedures.

Recruit, hire, and train maintenance associates. Maintain relationship throughout employment to ensure proper placement and career path.

Collaborate with Community Managers and Regional Managers to address and resolve and performance or behavior issues among service team members.

Maintain strong relationships with maintenance vendors and subcontractors, continually seeking improvements in pricing, contract terms, and performance.

Coordinate maintenance training and ensure participation from proper associates. Participate and facilitate training sessions as needed.

Participate in various project meetings and maintain records of all construction dates and project costs.

Assure maintenance records, O&M logs, and other maintenance specific documents are properly administered and stored on site.

Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.

Work Hours and Work Environment:  

Hours of Operation: Monday – Friday: 8am – 5pm

Essential Requirements: The property management department allows employees to utilize flex schedules in which they are permitted to arrive between 7:30am and 9:00am and leave between 4:30pm and 6:00pm respectively. Exempt employees are expected to work any hours necessary to perform the duties of the job. Must be able to perform the essential job functions unaccompanied.

      

Qualifications Summary:

Education and Experience:

Education: Bachelor’s degree in Construction Management, Civil Engineering or related field preferred

Experience Preferred: Employment history that demonstrates the application of knowledge and skills sufficient in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment, and measuring devices. Must have at least three years of onsite property management experience. Employment history that demonstrates onsite property management experience with customer service, leasing and fair housing knowledge required.  

Supervisor Experience Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists, is required.

Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).

Licenses and Certificates Requirements:

Licenses: Current Valid Driver's License

Certifications: EPA certifications Type I and II or Universal for refrigerant recycling is preferred.

      

Physical Requirements:

Weights Requirements: Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.

Mobility Requirements: The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently required to sit and perform keyboard work.

Travel Requirements: Routine local travel may be required to run business-related errands including but not limited to meetings and training. Non-local travel may be required for business-related responsibilities.
