Position Summary: 
The Maintenance Specialist is responsible for all carpentry, plumbing, electrical, drywall repair, painting, unit turn overs, and work orders of all Puyallup Tribal HUD Housing units.  This position supervises the Maintenance Technicians for quality control in the field and also provides training and mentoring.  Maintenance Specialist meets with contractors for bidding and job closeouts. 
Essential Duties and Responsibilities
  1. Troubleshoot electrical on 120 and 240 systems, plumbing, appliance, and HVAC issues and repair. 
  2. Install light fixtures, outlets, fans, sinks, faucets, water heaters and toilets etc.
  3. Perform carpentry work such as repairing damaged walls, doors, doorframes, installing trim and window sills, installs cabinetry and handrails.
  4. Repair or replace flooring (vinyl, Laminate, LVT, tile, carpet etc.).
  5. Operate heavy equipment such as tractors, riding lawn mower, scissor/ boom lift, brush cutter etc.
  6. Perform cleaning, caulking, painting, patching, weatherization, and pressure washing.
  7. Prepare and complete work orders for maintenance of Housing owned dwellings. 
  8. Monitor HDS or other Housing software for work orders, word order documentation of time, materials, comments, and pictures. 
  9. Document and track receipts.
  10. Monitor and respond to emails using a phone, computer, and iPad in a timely manner.
  11. Keep Maintenance Manager informed of work progress and observations of grounds and building maintenance needs, including maintenance vehicles, tool inventory, and lawn equipment.
  12. Operate all tools (nail guns, compressors, chop saws, skill saws, hand tools etc.) vehicles and other equipment in a proper and safe manner at all times, and maintain in good working order.
  13. Climb ladders 6’feet and above.
  14. Maintain a clean and orderly work shop and working environment.
  15. Maintain effective working relationships with residents, Housing and Tribal staff, following standard business practices.
  16. Continuously follow-up on all issues, work orders, etc. until they are completed and resolved.
  17. Must be available for afterhours and weekends as needed.
  18. Performs other duties as assigned.

Supervisory Responsibilities

This position supervises the Maintenance Technicians in the field for quality control, hours worked, and overall job performance.  Reports any issues to the Maintenance Manager. Directs the daily work of others, including task assignment and daily scheduling of workflow.  Makes recommendations regarding hiring, firing, discipline and work assignments.

Education and/or Experience

Associate’s degree (A.A.) or equivalent from a two-year college or technical school; and a minimum of three-years related experience and/or training is required; or an equivalent combination of education and experience.

 

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.

 

Mathematical Skills

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

 

Reasoning Ability

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

 

Licenses or Certificate

Must have a valid and unrestricted driver's license.

Must pass background check prior to hire and periodically throughout employment.

Certificates from Training Services Association or equivalent. 

 

Other Skills and Abilities

Ability to plan, organize, and perform duties as assigned, adequately maintain tools and equipment.

 

Ability to initiate responsibly and work independently with minimal supervision.
