As the Sr. Development Manager, you will lead the strategic growth and portfolio management of Peet’s Coffee. You will oversee the critical phases of our real estate lifecycle— focused on design and construction. You will ensure our coffee bars are designed, and built to support our brand and business goals, while extending your expertise to support our franchise and international partners.

What You Will Do
Project & Program Management
Pipeline Execution: End-to-end project management for a diverse pipeline of capital projects, ranging from new drive thru builds to major remodels and refresh initiatives.
Rollout Strategy: Oversee high-volume, fleet-wide rollout programs (e.g., equipment upgrades). You will manage vendor partnerships to ensure turnkey execution (survey, delivery, install, haul-away) across dispersed geographies.
Operational Partnership: Coordinate closely with Store Operations to minimize disruption.
Field Oversight: Conduct regular site visits to enforce quality control, manage General Contractors, and solve field conditions in real-time.
Design Management & Pre-Construction
Manage External Partners: Serve as the primary point of contact for external architecture firms. You will define the Scope of Work, manage design schedules, and drive permit expediting.
The "Design Gatekeeper": You are the first and last line of defense on plans. You must review and redline architectural drawings to ensure operational functionality, brand consistency, and cost-efficiency.
Landlord Coordination: Partner with the Real Estate Manager to produce exhibits for Landlord Consents and ensure lease compliance during the build.
Financial Stewardship & Procurement
Direct Procurement: You are responsible for the direct ordering, tracking, and logistics coordination of all Owner-Furnished Items (OFI), including equipment packages, lighting, and furniture. You must manage lead times to ensure just-in-time delivery to the job site.
Bidding & Negotiation: Lead the GC bidding process, level bids, and negotiate contracts to ensure optimal value.
Budget Ownership: Manage the project CapEx budget. Track change orders, approve pay applications, and provide monthly cash flow forecasting to Finance.
Who You Are
Experience: 7-10+ years of experience in Retail/Restaurant Construction or Store Development.
Education: Bachelor’s degree in Construction Management, Architecture, Engineering, or equivalent experience.
The "Hybrid" Skill Set: You are a Project Manager who understands design. You can navigate a set of construction documents (CDs) fluently and spot a missed scope item before it becomes a change order.
Technical Proficiency:
Proficiency in Excel and Smartsheet
Volume Experience: Proven ability to manage multiple active construction sites simultaneously (not just one big project at a time).
Franchise Knowledge: Experience working in a franchised environment is a plus.

The target annual base salary range for this position is $149k – $180k. The actual base salary offered will depend on a variety of factors, including the applicant’s qualifications, years of relevant experience, specific and unique skills, level of education, certifications or licenses, other legitimate non-discriminatory business factors, and the geographic location of the role. In addition to base pay, individuals in this position may also be eligible to earn bonuses.
