JOB DESCRIPTION SUMMARY

The basic function of the Project Manager is to administer, direct and coordinate the functions of the field supervisory personnel and subcontractors of the operations division.
The Project Manager is to make every effort to maximize profit and control cost to ensure stability and future growth within the division.
The Project Manager is the primary interface between Ajax and the Architect, Engineer and Owner.  The Project Manager reports to and is directly accountable to the Operations Manager.  

REQUIREMENTS

Education
•    Required:  Must have a bachelor’s degree in construction management, Civil Engineering or related field. 
•    Preferred:  Bachelor’s Degree in construction management with field experience

Licensing / Registration / Certification
•    Preferred: General Contractors License

Experience
•    Required:  3 or more years of construction management experience.
•    Preferred:  5 or more years of construction management experience.

Skills / Knowledge / Abilities
•    Position requires an understanding of industry practices and trends and their impact on the corporation. Individual must have advanced interpersonal, communicative, and organizational skills.

ESSENTIAL FUNCTIONS
•    Hire, terminate, and/or change the duties of assigned personnel, following established company policies, procedures, and practices.
•    Develop and implement normal operating procedures for overall project op-erations.
•    Approve material purchases and equipment rentals not covered in the esti-mate and not on hand or available.
•    Act as company representative in negotiations with the owners.
•    Approve the purchase of tools and supplies on jobsite.
•    Approve all overtime hours above a 10% limit over budget to meet the needs of the project.
•    Approve all contract agreements and cost of all outside repairs of equipment assigned to the site(s).

DUTIES AND RESPONSIBILITIES

•    Procurement of Building Permit.
•    Working with the Superintendent to control time, cost, quality and safety on the project.
•    The timely preparation and submission of all reports used by Ajax to keep top management accurately informed as to the effectiveness of the management of time, cost, quality, and safety.
•    Preparation of the project budget with the Superintendent.
•    Preparation of the project schedule, working with the major subs and project superintendent.
•    Preparation of Schedule of Values.
•    Assist with planning and execution of buyout including drafting of Purchase Orders.
•    Write “Scope of Work” and other data for Attachment “A” of subcontracts and follow-up details necessary for consummation of subcontract agree-ment.
•    Write Change Orders to Contracts, Purchase orders and Subcontracts.
•    Prepare shop drawing and submittal data Schedule and Log.
•    Expedite procurement of shop drawings and submittal data and the pro-cessing of them.
•    Expedite material deliveries to ensure timeliness of deliveries.
•    Handle correspondence with Owner, Architect, Subcontractors and Material Suppliers.
•    Work with the project superintendent in decisions as to construction meth-ods, equipment, and materials.
•    Total responsibility for accuracy and timeliness of all field reports, including but not necessarily limited to Job Cost updates, Schedule updates, monthly status reports, etc.
•    Expedite paperwork to ensure prompt payment of subs and suppliers, in-cluding making certain they have a clear understanding of all the require-ments related to prompt monthly payments and final payments.
•    Making sure that an accurate and timely monthly application for payment gets delivered to the Owner each month and following up until payment is received.
•    Working with the Superintendent, plan and conduct job meetings with Sub-contractors at least weekly for the primary purpose of determining:
A.    Whether or not the work is on schedule and if its behind schedule, develop a plan for getting it back on schedule and keeping it there.
B.    Whether or not the work meets an acceptable standard of quality.
C.    Whether or not safety requirements are being met.
•    Working closely with the Safety Director to create a constant awareness in-cluding rigid enforcement of the requirements of Ajax Building Company’s Safety Policy.
•    Managing and directing any activities and details associated with and need-ed for an efficient, profitable project from signing of the contract to conclu-sion of warranty period.
•    Being totally committed to active participation in the company’s Quality Improvement Plan.
