Summary: This position is part of the Grounds team, with primary duties in grounds maintenance. Custodial tasks are secondary.

                                                                                                                                        

Primary Function: To perform varied duties necessary for the proper maintenance of buildings, grounds, and equipment.

Responsibilities:  Under the direct supervision of the immediate supervisor:  

(1) Perform duties related to grounds upkeep: grade, seed, fertilize, cultivate, cut grass, water, prune, rake and overall ground care; operate vehicles and power equipment as necessary to perform duties and perform routine maintenance of equipment; police college grounds for paper and other debris; watch for pests, diseases, and other deteriorating agents and take necessary steps for their eradication; remove snow and ice from sidewalks, steps, roadways, and parking areas using snow blowers, snow plows, snow shovels, and spread snowmelt chemicals; operate equipment as needed for snow removal from college property; assist in preparation of lining outdoor athletic areas; maintain baseball diamonds, outdoor tennis, and basketball courts.

(2) Perform duties related to building upkeep as assigned: mop, sweep, shampoo, scrub, wax and strip floors and other surfaces using auto-scrubbers, buffers, extractors, bonnet machines, pressure washers, and vacuums; renovate, renew, and paint as required; clean and dust furniture, fixtures, windows, doors, trim and related furnishings; wax furniture as required; clean and service restrooms, smoking urns and ashtrays; wash and/or clean windows; door-glass, chalkboards, whiteboards, and electronic screens; collect debris removed from buildings and place in containers for removal, recycle all applicable materials properly, lock and unlock doors; report items that require repair; move furniture, supplies and miscellaneous equipment as directed; set up rooms for meetings and other activities. Follow instructions regarding the use of cleaning chemicals.  Replace lights as needed. 

(3) Operate a motor vehicle in pick-up, delivery, and transportation of people, mail, and other deliveries as required; assist with starting vehicles on college property using jumper cables and jump starter.  

(4) Implement special responsibilities: prepare a list of special assignments that reflect institutional and individual goals and ambitions appropriate to the position.

Organizational Relationships:  Responsible to the immediate supervisor for performance of assigned responsibilities.

Performance Standards: Performance in this position is considered satisfactory when (1) responsibilities of the position have been carried out at a level to ensure proper maintenance of buildings, ground and equipment; (2) effective cooperative relationships exist with other staff members, students and community members.

Qualifications:   (1) Education:  (a) High school graduate or equivalency, (b) Possession of an unexpired validated driver's license.  (2) Skills, Knowledge and Abilities:  (a) Knowledge of cleaning materials and supplies;  (b) Knowledge of basic methods, supplies and tools used in maintenance of grounds;  (c) Ability to carry out oral and written instructions;  (d) Knowledge of routine equipment maintenance;  (e) Knowledge of or ability to learn how to operate snow-removal equipment, and ability to work outdoors under adverse weather conditions;  (f) Ability to work effectively with staff, students and community members;  (g) Ability to carry out responsibilities efficiently; (h) Ability to climb ladder and use man lift; (i) Ability to pick up and carry 50 lbs.  (3) Experience:  (a) Minimum of three years’ experience in building custodial services and/or grounds maintenance; (b) Demonstrated competency to perform job responsibilities.
