The GoldOller Leasing Manager serves as the primary point of contact for both prospective and current residents, representing the community with professionalism and delivering an exceptional customer experience. This role is responsible for leasing available apartment homes, supporting marketing and outreach initiatives, driving resident retention, and ensuring the community presents a welcoming and polished environment.
In addition to operational responsibilities, the Leasing Manager is accountable for coaching, developing, and managing the leasing team to support both personal and professional growth while fostering high levels of employee satisfaction. This position requires proactive problem-solving, particularly when property or team performance falls below expectations. The Leasing Manager is expected to take a forward-thinking approach, implement an action plan, and communicate solutions and progress to the Community Manager whenever challenges arise.
This position has the potential to earn over $1,000 in commissions per month!
Help achieve occupancy, renewal, and rental income goals.
Collect and post all revenue (rent, fees, deposits) promptly.
Assist with delinquency follow-up and deliver required notices.
Identify lease violations and support corrective actions.
Represent GoldOller professionally at all times.
Hold weekly team meetings and keep the team informed on priorities.
Support leasing and retention plans that drive performance.
Enforce leases, Fair Housing, safety standards, and local regulations.
Ensure accurate reporting, timely data entry, and a well-kept leasing office.
Follow company equipment guidelines and complete all assigned training and checklists.
Supervise, coach, and motivate the leasing team.
Assist with interviewing, hiring, onboarding, and ongoing training.
Provide performance feedback, document concerns, and implement disciplinary action when needed.
Foster a positive, team-focused, high-performing work environment.
Support the Community Manager with resident relations and rent collection.
Maintain a minimum 25% closing ratio and strong shopping report scores.
Meet occupancy goals through active lead management and coaching.
Complete daily property walks, ensuring show units, amenities, and tour paths are market-ready.
Deliver exceptional move-in experiences and ensure documentation is complete before move-in.
Monitor social media reviews and advertising sources; report needed updates.
Respond to all leads within 24 hours; consistently maintain CRM follow-ups.
Show apartments professionally and respond to phone/email inquiries promptly.
Complete leases, renewals, and all related paperwork accurately.
Conduct market surveys and stay aware of local competitive trends.
Ensure all community postings are branded and professionally displayed.
Walk the property regularly, including vacant units.
Assist with oversight of grounds and common areas to maintain cleanliness.
Log service requests, dispatch maintenance promptly, and complete follow-up quality checks.
Proactively contact residents with expiring leases; achieve retention of 60% or higher.
Upload Notices to Vacate and communicate renewal opportunities.
Provide clear, professional written communication to residents.
Support resident engagement programs, newsletters, events, and activities.
Address concerns (service issues, noise complaints, conflicts) promptly and professionally.
Participate in hearings or court processes as needed.
Outgoing, people-focused, and compassionate personality.
Strong sales, customer service, and communication skills.
Proficient in Microsoft Office; RealPage/OneSite experience preferred.
Strong multitasking, organization, and conflict-resolution abilities.
General understanding of Fair Housing and property management practices.
High school diploma or GED required.
Minimum 2 years of residential property management or multifamily leasing experience.
Valid driver’s license and reliable personal vehicle.
Ability to lift up to 40 lbs.
NALP certification is a plus.
Availability to work both Saturday and Sunday as needed.
Willingness to travel to other sites, occasionally overnight.
Ability to follow all company health and safety protocols.
