1.    บำรุงรักษาและแก้ไข ระบบสาธารณูปโภคในอาคารให้อยู่ในสภาพพร้อมที่จะใช้งานตลอดเวลา
2.    ปิด-เปิด ระบบอุปกรณ์ไฟฟ้า / เครื่องกล ตามกำหนดเวลาที่กำหนด
3.    ตรวจเช็คและบำรุงรักษางานระบบอาคารทั้งหมด ตามตารางที่กำหนด
4.    ดูแลซ่อมแซมงานระบบที่สามารถดำเนินการ โดยช่างอาคารได้
5.    ประสานงานกับผู้รับเหมา ในส่วนเกี่ยวข้องกับงานระบบต่างๆ ในอาคาร
6.    จดบันทึกข้อมูลการทำงานของระบบและอุปกรณ์ไฟฟ้า/เครื่องกล
7.    บริการลูกค้าของอาคาร ให้ได้รับความสะดวกรวดเร็วในด้านสาธารณูปโภค เช่น ไฟฟ้า, ประปาโทรศัพท์ และด้านสุขาภิบาล 
8.   ทำการบำรุงรักษาเชิงป้องกันให้ระบบ / อุปกรณ์และเครื่องกลต่างๆ
9. สรุปรายงานการปฏิบัติงานต่างๆ ทางด้านช่างให้กับหัวหน้าช่าง เพื่อเสนอต่อแผนกวิศวกรรมต่อไป
10.    ประสานงานกับหน่วยงานที่ได้รับมอบหมายจากผู้บังคับบัญชา
