Position Summary

The Facilities Tech is responsible for the day-to-day operation, maintenance, and upkeep of all community assets, including pools, clubhouses, tennis and racquetball courts, common areas and adjacent green spaces. This position ensures the facilities remain safe, clean, and fully functional while maintaining a high standard of appearance and resident satisfaction.

This position is ideal for a skilled, hands-on professional who combines technical ability with strong organizational and communication skills. The Facilities Maintenance Technician serves as the community’s primary point of contact for maintenance, safety, and appearance — ensuring that all amenities remain clean, functional, and inviting for residents and guests.

 

Key Responsibilities Maintenance and Repairs

• Perform routine maintenance, inspections, and minor repairs to ensure all facilities are in good working order.

• Electrical: Perform tasks from the breaker panel forward (e.g., outlets, fixtures, and lighting repairs). Excludes pumps, motors, and air conditioning systems.

• Plumbing: Perform minor plumbing tasks from the main sewer line forward (e.g., faucets, valves, toilets). Excludes pumps, motors, and well stations.

• Carpentry: Perform general carpentry repairs from the structure inward (e.g., doors, trim, interior finishes, drywall repairs, doors and hardware, etc.). Excludes roofing and exterior window/door replacements.

• Oversee the cleanliness, functionality, and appearance of all common areas

• Identify and address potential hazards or safety concerns promptly

Vendor and Contractor Coordination

• Coordinate, schedule, and oversee outside contractors for specialized or large-scale repairs.

• Verify completion and quality of contracted work prior to approval of invoices.

• Maintain records of all service contracts, warranties, and scheduled maintenance.

Facility Operations & Safety

• Conduct regular property walks to ensure all facilities are clean, safe, and free of debris.

• Ensure compliance with all safety, health, and building regulations.

• Maintain logs for pool equipment, HVAC systems, lighting, and other key assets.

• Monitor and manage community equipment and inventory of maintenance supplies.

Management and Administrative Duties

• Develop and manage preventative maintenance programs and task schedules.

• Supervise any maintenance or janitorial staff; assign tasks and verify completion.

• Assist the Board or Property Manager with planning, budgeting, and project oversight.

• Provide timely reports on maintenance activities, safety concerns, and project updates.

 

Qualifications

• High school diploma or equivalent required; technical or trade school certification preferred.

• 2–4 years of experience in construction, facilities maintenance, or property management.

• Working knowledge of general construction phases, electrical, plumbing, and carpentry systems.

• Strong organizational, communication, and time-management skills.

• Ability to lift up to 50 lbs, work outdoors in varying weather conditions, and handle multiple priorities.

• Self-motivated, detail-oriented, and capable of working independently with minimal supervision.

Preferred Skills

• Experience managing community facilities or resort-style amenities.

• Familiarity with vendor management, contract review, and basic budgeting.

• Pool operations, HVAC, or landscape maintenance experience (certifications a plus)
