The COM Coordinator will coordinate and facilitate the administration of the Change of Occupancy Maintenance (COMs) in accordance with time, budget and quality expectations. Work closely with COM Manager, Leasing Manager and Community Managers. 

Primary Responsibilities:

  • Scheduling and coordination of COM work (Internal and Contracted): Ensure scope and tasks required are identified for COM including accurate estimations of time and cost to complete repairs. Utilize the YARDI database to manage COM process including creation and update of COM packages, generation of purchase orders.  
  • Verify that labor and parts entries are entered on all work orders. Reconcile technician labor hours in Yardi. 
  • Ensure consistent and accurate communication between maintenance department and community/leasing offices. 
  • Reporting: Generate and review appropriate weekly and monthly maintenance reports to determine if there are any current or potential issues.  Make recommendations for solutions.  
  • May schedule and adjusts technician’s daily work load. 
  • May be responsible for duties of COM Manager, Other Department Managers, Resource Manager and Field Supervisors in their absence or as required. 


Job Requirements:

  • High School diploma or GED required
  • 1 year previous administrative experience
  • Experience with computer systems required which, include web based applications and some Microsoft Office applications which includes Outlook, Word, Excel, PowerPoint or Access. 
  • Read, and write in English in order to understand basic instructions and take direction from supervisors; communicate effectively with clients, visitors and other organization staff; and respond to basic questions. 
  • Understand spoken English in order to follow basic instructions and take direction from supervisors; communicate effectively in basic English with clients, visitors and organization staff in response to routine questions. 
  • Interact respectfully with other clients, visitors, organization staff and/or external contacts to offer ideas, identify issues, obtain information or deliver services. 
  • Must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
