The position works with the Executive Leadership team to identify and address marketing and branding needs. branding needs.
The position is responsible for ensuring effective marketing and outreach efforts are in place to enable the achievement of desired business results.
Reports To: VP, Property Management
Customer Experience and Leadership:
Provides leadership companywide by setting a Service Excellence standard and inspiring the team to achieve it.
Promotes and upholds company values, employee promise, policies, and initiatives.
Ensures timely communication with team, and stakeholders to anticipate and prevent future concerns.
Promotes a sales driven culture through the development of marketing and outreach programs.
Marketing:
Develops strategic marketing plan for the GHP Portfolio including all existing student housing, apartment home communities, communities in development and the corporate GHP Management brand.
Works closely with Regional Portfolio Managers and Property Managers to develop property specific marketing plans to implement marketing strategies intended to drive traffic to our community websites, phone, email and foot traffic.
Responsible for companywide collateral development including conceptual design, copy print and branding through oversight of the creative process and directs third party vendors and internal graphic designers on new designs and collateral
As necessary works closely with Director of Training and Develop to trains and develop community leasing teams ensuring these are maximizing their marketing efforts.
Contributes to Student Housing and Conventional Portfolio revenue growth via the oversight of portfolio wide marketing efforts ensuring these are in conformance with company marketing plans, branding and intended results.
Identifies appropriate public media outlets placement to best reach our intended market while ensuring these yield a high return on investment.
Acts as systems manager for Lead Tracking Solutions for new unassigned media sources and employees.
Monitors, oversees and implements reputation management strategy and related efforts.
Under the direction of the VP, Property Management, works on the execution of marketing efforts working closely with the Property Managers, Leasing Managers and property staff to ensure these are successful and contribute towards achievement of property sales and marketing goals.
Manages constant contact database, preparing mailings and executing outreach campaigns
Regularly contributes to company blog through various social media outlets and company websites.
Maintains all website content and ensures that it meets Marketing plan objectives and that all of the content is up to date with property highlights and pricing information where applicable.
Responsible for the creation and dissemination of the company newsletter
Prepares ads for properties including graphics for our agents to utilize via the current advertisement venues such as Craigslist and Apartment Listing websites
Responsible for all web media copy and ensuring that this is friendly, engaging and enticing to online communities.
Monitors the online reputation for our Conventional and Student Housing portfolio via online rating communities such as Yelp, Apartment Ratings, Google Reviews, and the BBB
Stays up to date with all online and digital marketing campaign strategies and best practices
Works closely with the Marketing Manager and recommends strategies to increase online community and positive reviews.
Develops strategy for online digital marketing and social networking and
Company Branding & Reputation
Responsible for overseeing and managing efforts by the Marketing Manager and Brand and Content Manager company reputation management efforts.
Responsible for tracking sales-related metrics and developing initiatives to help drive and influence occupancy trends.
Responsible for service delivery and advertisement quality control for all communities.
Spends extensive time at the at GHP Communities testing and piloting service and sales program success, implementation quality for the purpose of developing benchmarks.
Audits Marketing; service delivery, signage and ongoing resident interaction for large community with over 700 resident families
Provides monthly reports.
For the purpose of developing marketing campaigns, shadows, observes and listens to service, listen and after hours calls to identify purchasing behaviors in prospects and existing residents.

PROFESSIONAL REQUIREMENTS
Minimum 5 or more years’ experience as a Marketing Manager within real estate and or multi-family property management and,
BS/BA degree in Business, Marketing, Communications and/or related field.
PHYSICAL REQUIREMENTS
Must be able to regularly travel to multiple property locations daily/weekly/monthly within assigned portfolio as well as company meetings and conferences which may include air travel.
Frequently move/traverse, ascend/descend stairs in/around apartment homes and community
Constantly positions self to bend, stoop, reach, lift
Occasionally lift/move/carry up to 25lbs with/without assistance
Frequently lift/move/carry 5lbs
Constantly communicate, converse and exchange information with coworkers, vendors, residents and visitors
Ability to remain in a stationary position for extended periods of time
Ability to observe details at close range (within a few feet of the observer).
Constantly operates computer, 10-key and other office productivity machinery.

ELIGIBILITY REQUIREMENTS:
Must have unrestricted work authorization to work in the United States; and

Salary Range: $120,000-$125,000. Annually, D.O.E.
