About this role

What will you do in this role? The Director of Online Sales will lead our online sales strategy and execution in the homebuilding industry. This role will drive sales growth through our digital channels, optimize the online customer journey, manage MLS and third-party listing tools, and lead a team of online sales professionals. The ideal candidate will have a strong background in online sales strategies, e-commerce, and team leadership within the homebuilding sector.

Primary Duties and Responsibilities:

Develop and Execute Online Sales Strategy:

  • Formulate and implement comprehensive online sales strategies tailored to the homebuilding industry to achieve company sales targets and expand our online presence.
  • Collaborate with marketing and product teams to align sales strategies with business objectives and market demands.
  • Monitor market trends and competitor activities to identify new opportunities within the homebuilding sector.

Team Leadership and Development:

  • Lead, coach, and mentor a team of online sales representatives to meet and exceed sales goals.
  • Conduct regular performance reviews and provide constructive feedback to team members.
  • Foster a culture of continuous improvement and professional development.

Sales Operations and Optimization:

  • Oversee the day-to-day operations of the online sales team, ensuring efficient and effective sales processes tailored to the homebuilding industry.
  • Utilize CRM tools and sales analytics to track performance metrics and identify areas for improvement.
  • Implement best practices for lead generation, qualification, and conversion.

Customer Experience and Retention:

  • Enhance the online customer journey for potential homebuyers to improve engagement, satisfaction, and retention rates.
  • Develop and maintain strong relationships with key clients and partners.
  • Address customer concerns and feedback promptly to ensure a high level of service.

Collaboration and Cross-Functional Integration:

  • Work closely with marketing to ensure cohesive campaigns and promotions tailored to homebuilding.
  • Partner with product teams to provide customer feedback and insights for product development.
  • Collaborate with IT to optimize the online sales platform and tools.

MLS and Third-Party Listing Management:

  • Manage and optimize listings on Multiple Listing Services (MLS) and third-party listing tools to ensure maximum visibility and accuracy.
  • Regularly update and maintain property listings, ensuring all information is current and accurate.
  • Work with third-party platforms to troubleshoot any issues and ensure listings are performing effectively.

Sales Leadership Mentorship, Coaching, and Training

  • Support Sales Leaders in best management practices to drive weekly sales to plan
  • Drive company sales success drivers through a healthy competitive environment
  • Responsible for the development of sales leaders and sales counselors
  • Facilitate Sales Leadership L-10, monthly sales training, quarterly sales leadership sessions, and annual sales retreat
  • Appraises sales performance based on company and individual sales goals through annual game film shops, weekly sales ranking tool,
  • Assists the Director of Sales in facilitating weekly sales meetings. Meeting to include sales training, new community rollout information, and company process and procedure updates
  • Share and drive NPS/Referrals (Sales processes and best practices)
  • Partner with Oakwood marketing to coordinate and integrate sales and marketing initiatives.
  • Assist underperforming communities/markets to create and strategize improvement plans.
  • Participate and ensure the effectiveness of mortgage lender meetings to ensure we meet or exceed target business plans.

Homebuyer’s Club

  • LMA Homebuyer’s Club Manager
  • Support continuous growth by driving customers who need financial guidance to HBC to help drive more sales.
  • Champion relationships between HBC, sales team, and lender

You Have:

  • Minimum of 7-10 years of experience in online sales, e-commerce, or digital marketing, with at least 5 years in a leadership role within the homebuilding industry.
  • Proven track record of developing and executing successful online sales strategies in the homebuilding sector.
  • Real Estate License or ability to obtain license in a timely manner
  • Strong leadership and team management skills.
  • Excellent analytical and problem-solving abilities.
  • Proficiency in CRM software and sales analytics tools; HubSpot Preferred.
  • Outstanding communication and interpersonal skills.
  • Ability to thrive in a fast-paced, dynamic environment.
  • Experience with homebuilding industry-specific software and platforms.
  • Bachelor’s degree in business administration, Marketing, or a related field or relevant experience

  • Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.
  • Ability to maintain regular, punctual in-person attendance consistent with the ADA, FMLA, and other federal, state, and local standards.
  • Must be able to lift and carry up to 25 pounds.
  • Must be able to talk, listen, and speak clearly

  • Expected Salary: $155,000-$170,000 annual base salary - This position is eligible for additional performance incentives through quarterly bonus opportunities. Bonus potential 30% of base salary.
