Purpose of the Role

BGIS is seeking an experienced Leasing Manager to autonomously manage property transaction activities for BGIS’ and its clients’ property portfolios across retail, office and industrial sites, including lease negotiations, renewals, variations, make good, acquisitions, disposals and related documentation. The role will also be responsible for business development of transaction services. 

This role plays a key part in ensuring leasing and transactional outcomes are delivered accurately, thoughtfully and in line with both BGIS and client expectations. Reporting into senior leadership, you will work closely with client stakeholders to provide strategic real estate advice, manage lease negotiations and support the effective long-term management of the BGIS and client portfolios.

The ideal candidate enjoys working across complex portfolios, values strong relationships, and brings a calm, solutions-focused approach to negotiations, governance and stakeholder engagement.

Key Responsibilities

  • Provide strategic advice on optimising real estate portfolios 
  • Deliver end-to-end leasing transactions including acquisitions, renewals, variations, terminations, make-good and disposals ensuring favourable commercial outcomes are achieved
  • Prepare Heads of Agreement and work collaboratively with legal counsel through to final lease documentation
  • Undertake site inspections, financial analysis and prepare clear, insightful reports for stakeholders
  • Maintain accurate transaction data, approvals and reporting in line with governance requirements
  • Build trusted, long-term relationships through clear communication and regular portfolio updates
  • Identify opportunities to reduce occupancy costs while maintaining portfolio performance and compliance

Education, Experience & Skills

Essential:

  • Extensive experience in a property or corporate real estate environment, particularly in lease negotiations
  • Strong communication and relationship-building skills, with confidence engaging senior stakeholders
  • Real Estate Licence or Agent’s Representative (required)
  • Sound understanding of commercial leasing transactions and documentation
  • High attention to detail with the ability to balance governance, timelines and stakeholder needs

Desirable:

  • Advanced knowledge of commercial leasing strategy and market analysis
  • Tertiary qualifications in Property, Commerce, Business or a related discipline

Workplace Flexibility

This role is based in our Melbourne CBD office, with potential for occasional inter-state travel. Following probation, the position offers a hybrid arrangement (2 days WFH, 3 days office or client sites).
Ad hoc site visits and occasional additional hours may be required to support portfolio needs.
