The Division Vice President of Land Acquisition & Land Development is responsible overseeing all land
acquisition and development activities within a specific division. This role includes identifying,
evaluating, and securing land deals while managing the entire land development process to ensure
project success.
· Develop and implement land acquisition strategies that align with division goals.
· Identify, research, and negotiate land purchases, option contracts, and joint ventures.
· Conduct financial feasibility analysis, including proformas and ROI assessments.
· Monitor zoning regulations, land-use laws, and market trends to identify opportunities.
· Oversee the entitlement process, working with engineers, attorneys, and local government
agencies.
· Manage site planning, permitting, and infrastructure development for residential projects.
· Ensure all land development activities comply with local, state, and federal regulations.
· Conduct risk assessments and develop strategies to mitigate potential development
challenges.
· Ensure financial and operational performance metrics for land deals are met.
· Performs other duties assigned under the direction of the President/CEO.
· Bachelor's degree in Real Estate, Business, Civil Engineering, Urban Planning, or a related field (Master’s preferred).
· 10+ years in land acquisition, development, or real estate, with at least 5 years in a leadership role within a homebuilder or real estate development firm.
· Deep understanding of entitlements, zoning, permitting, and infrastructure planning.
· Experience working in the homebuilding industry at the division level preferred.
· Strong negotiation and contract management experience.
· Strong leadership, communication, and relationship-building abilities.
· Ability to manage multiple projects and deadlines in a fast-paced environment.
· Willingness to travel.
· Proven ability to analyze financial feasibility and market trends.
· PMP (Project Management Professional), CCIM (Certified Commercial Investment Member), or
LEED (Leadership in Energy and Environmental Design) preferred.
The work environment for this role is primarily on active construction sites which present variable
conditions, including fluctuating temperatures, weather, dust, and noise levels. The role requires
navigating uneven terrain, climbing stairs, and working in environments with active construction
activity. Individuals in this role will need to stoop, bend, push, pull, or lift objects weighing up to 30 lbs,
drive a vehicle between job sites, and verbally communicate with customers and trades.
