About this role

Controls Project Manager – Data Centers (Commissioning Focus)

We are seeking an experienced Controls Project Manager with strong commissioning (Cx) expertise to lead the delivery, integration, and validation of building automation and controls systems for ground-up data center construction projects. This role is critical to ensuring that all control systems supporting mission-critical mechanical and electrical infrastructure are fully coordinated, tested, and commissioned to meet performance, reliability, and redundancy requirements.

The ideal candidate brings deep knowledge of controls architecture, sequence development, and integrated systems testing, along with the ability to collaborate effectively with designers, contractors, commissioning agents, and client stakeholders.

Candidates must be legally authorized to work in North America. Visa sponsorship is not available.

Key Responsibilities

Controls Project Leadership

Manage all aspects of controls scope across data center projects, from design coordination through installation, testing, commissioning, and turnover.

Serve as the primary point of contact for controls contractors, vendors, and commissioning agents.

Ensure controls systems align with project requirements, operational intent, and client standards.

Controls Design & Coordination

Review and coordinate controls design documents, sequences of operation, points lists, network architecture, and graphics.

Ensure full integration between BAS, EPMS, BMS, and other control platforms supporting mechanical, electrical, and life safety systems.

Validate controls coordination with mechanical, electrical, and IT infrastructure to ensure constructability and system interoperability.

Commissioning (Cx) & Integrated Testing

Lead controls-related commissioning activities in coordination with third-party commissioning agents.

Support functional performance testing (FPT), integrated systems testing (IST), and failure scenario testing.

Ensure controls systems are fully operational, stable, and optimized prior to turnover.

Resolve commissioning issues efficiently and drive closure of all controls-related deficiencies.

Contractor & Vendor Management

Direct and manage controls contractors to ensure compliance with scope, schedule, and quality expectations.

Monitor installation progress, testing readiness, and manpower planning.

Hold vendors accountable for documentation, testing procedures, and as-built deliverables.

Schedule, Risk & Quality Management

Develop and maintain controls schedules aligned with overall construction and commissioning milestones.

Identify risks related to controls integration, system readiness, or commissioning sequencing, and implement mitigation strategies.

Ensure adherence to safety requirements, quality standards, and client-specific controls guidelines.

Client & Stakeholder Engagement

Provide clear communication to clients and internal stakeholders regarding controls status, risks, and commissioning readiness.

Support owner training, documentation handoff, and operational acceptance.

Qualifications

  • 7+ years of experience in controls project management for mission-critical or large commercial facilities.

  • Strong hands-on experience supporting commissioning (Cx), integrated testing, and system startup.

  • Deep understanding of BAS and controls systems supporting data centers, including HVAC, electrical monitoring, and redundancy systems.

  • Experience coordinating with commissioning agents, design engineers, and construction teams.

  • Ability to manage controls from design through turnover with minimal supervision.

  • Strong communication and organizational skills.

Preferred Qualifications

  • Data center or mission-critical facility experience (required strongly preferred).

  • Familiarity with platforms such as Siemens, Schneider, Honeywell, Johnson Controls, or similar.

  • Experience with EPMS, BMS, and integrated monitoring systems.

  • Background working for a controls contractor, commissioning firm, owner’s rep, or GC.

  • Proficiency with project management tools (Procore, Bluebeam, MS Project).
